BASIC SERVICES & PHASES
The
following phases are provided in the order in which they are
normally encountered in the Design Development Process. Each
phase is described in a general way with the understanding that
many of the steps involved will overlap from one phase to another.
Some projects of limited scope will not need to utilize all
of the steps and some may be combined with others as needed.
They are presented here as a means of communicating the basic
sequential order of events that are normally encountered. Smaller
projects will not require a full set of these steps.
CONSULTING:
Consulting services can be provided as independent services
to answer specific questions for those Owners who are seeking
information but are not necessarily interested in committing
to additional services. On smaller, simpler projects, this may
be all that is needed to make a decision about the feasibility
of a given project and may be enough to build the project. Additional
Services are available to the Owner who requires information
or services that cannot be covered in the consulting service.
Sketches are provided as part of general discussions with the
Owner to visually describe the project elements being considered.
PRELIMINARY:
The
initial meetings and the beginning of describing the project
on paper taking into consideration the Owners space requirements,
budget, design ideas, and other features requested for the completel
project.
PRELIMINARY
DESIGN DEVELOPMENT:
The intermediate step of turning the preliminary notes,
ideas and sketches into more clearly defined plans which may
include perspective sketches, and overlays to "as-built"
drawings.
DESIGN DEVELOPMENT PHASE:
The primary step of producing plans, sections, elevations and
specifications suitable for estimating & engineering. This
includes conferences with the Owner and resolution of details
as they are encountered.
CONTRACT
DOCUMENTS PHASE:
The final step of incorporating all drawings and specifications
and engineering suitable for permitting and building, including
the seal affixed by the Architect and documents provided by
Engineers and other required professionals
BIDDING
AND NEGOTIATION PHASE:
The process of working with the Owner and the Contractor(s)
to establish a price, determine working relationships, approvals
of work and payment schedules for completed work.
CONSTRUCTION
ADMINISTRATION:
Describes the general duties of the Architect in observing
the progress of the work and the means and methods used to provide
guidance during the construction of the project in behalf of
the Owner.

OPTIONAL ADDITIONAL SERVICES
The following are available as options and may be included in
the written Agreement between the Owner and the Architect or
added at a later time as an independent service:
1. The conducting of financial feasibility or other special
studies, such as planning surveys, site evaluations, comparative
studies of prospective sites, or environmental studies.
2. Providing measured "as-built" drawings (may be
included as a basic service).
3. Coordinating construction performed by separate Contractors
or by the Owner's own forces; coordinating services required
in connection with construction performed and equipment supplied
by the Owner.
4. Providing detailed estimates of construction cost.
5. Providing services made necessary by the default of the Contractor,
by major defects or deficiencies in the work of the Contractor,
or by failure of performance of either the Owner or Contractor
under the construction contract.
6. Providing services concerning replacement of work damaged
by fire or other cause during construction, and furnishing services
required in connection with the replacement of such work.
7. Providing computer-assisted design (CAD) equipment time.
8. Providing any other services not otherwise included in this
Addendum or not customarily furnished in accordance with generally
accepted Architectural practice.
